The decommissioning of Department of Defense facilities located throughout the United States has resulted in significant opportunities for redevelopment of brownfield sites. In each case, decades of use by the Federal Government requires that a thorough environmental investigation be completed prior to any significant redevelopment activity occurring on the site. In many instances, the redevelopment plan must also include a strategy for environmental revitalization.

The Fitzsimons BioScience Park is located in Aurora, Colorado on the site of a 578-acre decommissioned Army Medical Center. The site is directly adjacent to established residential neighborhoods. Design Workshop was hired by the Fitzsimons Redevelopment Authority to prepare a plan for a transit served, mixeduse campus that will incorporate medical office buildings, research facilities, multi-family residential buildings, retail shops and hotels.

Design Workshop was responsible for preparing a redevelopment plan that incorporated the recommendations contained in the environmental remediation plan, establishing the land-use program, organizing the development framework, locating the proposed building program on the site and preparing tests of development yield. The final master plan identified specific requirements for access, circulation, parcelization, street rights-of-way, setbacks, building height and preliminary design guidelines.
