Design Workshop's revised master plan for the Northwest Neighborhood and Town Center encompasses 400 acres of the former Lowry Air Force Base, a 1,866-acre tract in central Denver released for development in 1996 by the closure of the base. The neighborhood plan is intended to create a close-knit community where residents can work, learn and play. Within it, the 180-acre Town Center and Employment Campus is envisioned as a relatively dense urban core of mixed uses, where multi-family residential units are carefully integrated with offices, educational facilities, and retail spaces. Beyond the Town Center, the plan reinforces the goals of the Lowry Master Plan by echoing the character of historic East Denver neighborhoods adjacent to the former Air Force base. Several site plan alternatives were explored to create a variety of compatible residential unit types, including townhomes, single-family lots, patio homes, senior housing, and transitional housing for the homeless. Parks and parkways are interwoven throughout the neighborhood to establish visual landmarks and create a strong sense of neighborhood identity. A network of sidewalks and pathways and a public art program will also encourage pedestrian circulation and establish vital connections to the Town Center.
